I am a licensed South Carolina REALTOR® working the Midlands out of Lexington, and I am a mother of five. Those two facts are related more than they sound. Both of them are about paying attention to what is actually happening rather than what is supposed to be happening.
Humans over houses
It is easy in this work to talk in square footage and price points. But people do not remember the numbers afterwards. They remember how the months felt while it was happening. Buying can be exciting and frightening in the same afternoon, and selling often means closing a chapter rather than moving a product. My business is built on faith, family and service, and the short version of that is: people before property, every time.
What I actually mean by local
Every agent says they know the area. That is not worth much on its own, so here is what I mean by it, with the working shown — you can read any of it before you ever ring me.
- Waterfront on Lake Murray does not automatically mean you may build a dock, because the shoreline is managed under a federal licence and sorted into use categories.
- In Gilbert, agricultural rollback taxes can arrive on the closing statement covering several prior years, and the person selling is rarely the person who set that classification up.
- In Irmo, which county your side of the road sits in changes how the transaction runs.
- A median that rose while the price per square foot fell means the mix of what sold changed, not that houses gained a quarter of their value.
- Selling an inherited house usually carries no disclosure obligation at all — which helps you and costs you at the same time.
None of that is on a portal. It is the sort of thing that decides whether a purchase goes smoothly or goes sideways in week five.
How I work
One person answers the phone from the first conversation to the closing table, and that person is me. Pricing comes from a comparable-sales review built out of Consolidated MLS records for your street and your subdivision, not a national estimate produced by a website that has never been down your road. Offers get explained in plain terms — price, terms, timing — so that you are the one deciding, with the whole picture in front of you.
And if the honest answer to something is that it is not my lane, I will tell you so. I am a REALTOR®, not your attorney, lender or tax adviser, and knowing where that line sits is part of the job rather than a limitation on it.
