Relocating to the Midlands of South Carolina
If you are moving here from another state, the thing that catches people out is almost never the price of houses. It is assuming this market behaves the way the one you are leaving behaves. Three things work differently here, and all three are easier to handle before you book the flight than after you have made an offer.
Price does not predict pace here
Every market below is inside roughly a thirty-minute drive of the next one. They do not move at the same speed, and the speed has very little to do with the money.

Look at Lexington and Chapin. Their medians are within about a thousand dollars of each other. Lexington goes under contract in roughly a month; Chapin takes roughly three. Same money, three times the wait, and nothing in the asking prices would have warned you. Then look at the other end: Columbia is the cheapest-but-one market on the list and one of the quickest, while Blythewood is the most expensive and among the slowest.
The practical version of that is a question worth deciding before you arrive: which problem would you rather have? In a thirty-four-day market, hesitating costs you the house. In a ninety-nine-day market, hesitating costs you nothing at all, and rushing costs you the negotiating room you were entitled to. Buyers who bring one strategy to both usually get the worst of each.
An attorney runs your closing, not a title company
South Carolina requires a licensed South Carolina attorney to supervise a residential real estate closing. If you are coming from a state where a title company handles the file end to end, this is the largest procedural difference you will meet, and it surprises people at the worst possible moment. You choose the firm, the firm does the title work, and the closing happens under their supervision. Plan for it as engaging a law firm rather than booking a signing appointment, and choose one early rather than in the last fortnight.
The tax figure on the listing is probably not the one you will pay
South Carolina assesses an owner-occupied legal residence at 4 per cent and everything else at 6 per cent. The lower rate is not automatic and it does not travel with the house. You apply for it with the county assessor after you close, and until you have applied and qualified you are in the higher band.
So if you are reading a tax figure off a listing and the current owner lived in that house, you are reading a 4 per cent bill that is not yet yours. Budget the first year at 6 per cent and let the correction be a pleasant one. This single item is the most common budgeting surprise I see with buyers arriving from out of state.
Verify wire instructions by voice. Every time.
Your closing funds will move by wire, and criminals target these transactions specifically by impersonating the closing attorney’s office over email. Treat any emailed wire instruction, and above all any emailed change to one, as fraudulent until you have phoned the firm on a number you already had — not a number printed in the email — and had a person read the details back to you.
Buyers relocating are more exposed than local ones for the simple reason that everything is happening by email and nobody has met in person, so a convincing forgery has less to contradict it. No one at the firm will find the phone call excessive. This is the one piece of advice on this page that can cost you the entire purchase price.
Making one trip count
Most relocating buyers get one weekend, sometimes two. What makes the difference is arriving fully underwritten rather than pre-qualified, so that an offer can go in the same day without a financing question hanging over it. Send me what you are solving for a week ahead rather than the morning of, and plan the drive between the markets you are weighing — the map makes them look interchangeable and the drive tells you they are not.
If the lake is part of why you are coming, read the Lake Murray page before you look at anything. Waterfront does not automatically mean you may build a dock, and that is not a question you want to discover after an offer.
