The numbers, and what they actually mean
The median here has been running near $253,000, down about 3 per cent on the year, with homes going under contract in about 41 days and selling for roughly 3 per cent below asking. Put those last two together and you get the clearest picture of any market I cover: in Cayce the asking price is a starting point rather than a verdict.

If you are selling in Cayce
That 3 per cent below asking figure is the one to plan around, and it is not an argument for listing 3 per cent high to absorb it. Buyers at this price point are comparing carefully, and an inflated ask mostly buys you extra days on the market rather than a better outcome. Price where the comparable sales actually are, and expect to negotiate rather than to be rescued by competition.
If you are buying in Cayce
This is the market in my area where an offer below asking is ordinary rather than insulting. That is not licence to lowball. A well-presented house priced properly will go in about six weeks and will not move much on price. But on something that has been sitting, there is genuine room here, and the data supports asking for it. One thing to do after closing: apply for South Carolina's 4 per cent legal residence rate, because it is not automatic.
One thing about the river
Parts of Cayce sit close to the Congaree. Flood zone designation affects the cost of insurance and occasionally whether a lender will proceed at all, and it is determined by the specific parcel rather than by the general area. Establish the flood zone for the actual address before you get attached to a monthly number.
