Inside the city limits, or not

A home inside Columbia city limits carries city taxes on top of county taxes, and the two arrive separately. It makes a real difference to your monthly cost and it is not always obvious from the address. Establish which side of that line a property sits on before you build a budget around it — this is the single most common budgeting surprise I see here.

Older housing is normal here

A great deal of Columbia's housing predates current wiring and plumbing standards, and in the older parts of the city that is the rule rather than the exception. It does not stop a sale. It does mean a buyer should expect a substantial inspection report and read it as information rather than as a reason to walk, and it means a seller is better off knowing what is in that report before a buyer does.

There is an investor market underneath the resale market

Columbia is the state capital and a university city, so a meaningful share of purchases here are made by people buying to rent rather than to live.
