    Buying and Selling a Home in Irmo, South Carolina

    Irmo is the one town around here where I start by asking for the tax map number, because Irmo sits across a county line and which side you are on changes more than people expect.

    Two counties, one town

    The Irmo area straddles Richland and Lexington counties. Two houses on opposite sides of the same road can sit in different counties, and the postcode will not tell you which. It determines where your deed is recorded, which county bills your property taxes and at what rate, and whose offices you deal with when something comes up. It also determines which assessor you apply to for South Carolina's 4 per cent legal residence rate, which is not automatic. None of it is difficult once you know. All of it is annoying to discover late, so it is the first thing I check.

    What the market is doing

    Irmo has been running a median near $250,000, with homes going under contract in about 48 days. That is more affordable and a little slower than Lexington, which is a combination that rewards buyers who are prepared and sellers who are realistic about pricing.

    What the housing itself is like

    A great deal of Irmo went up through the 1970s and 80s, in large subdivisions built quickly for a growing area. That has two practical consequences. First, many of those homes are now reaching the market after decades with one family and without major systems work. Second, homes of that era share their issues: the plumbing and wiring of the period, and roofs and heating and air well past a normal service life. None of that stops a sale. It belongs in a buyer's expectations, and for a seller it belongs in the pricing rather than arriving as a surprise at the inspection.
