    Chapin calls itself the Capital of Lake Murray, and the housing market here behaves accordingly. It is not really one market. It is lake property and everything else, sharing a postcode and a set of averages that describe neither very well.

    Read the Chapin numbers carefully

    The median sale price in Chapin has been running near $367,000, up about 24 per cent on the year. That sounds like a boom, and it is not quite. Over the same period the median price per square foot fell about 18 per cent. Both of those can only be true at once if what is selling has changed, with larger homes making up more of the sales, rather than existing homes gaining a quarter of their value. If somebody has told you your house is worth 24 per cent more than last year, ask them to show you the price per square foot.

    Chapin is slower than Lexington, and that is normal

    Homes here have been taking around 99 days to sell, against roughly a month twenty minutes down the road. That is not a weak market, it is a different one. Lake and larger-acreage properties have a smaller and more specific buyer pool, and those buyers often travel from outside the Midlands. Plan accordingly: if you need to be out by a date, three months of marketing is the honest starting assumption here, not four weeks.

    The number that matters is what your own square footage and your own frontage are worth, not the town-wide median. Averages are especially misleading where one street is lake property and the next is not. I price from comparable sales that actually resemble your house.

    A longer market gives you something Lexington does not: time to think, and room to negotiate on something that has been sitting. Use it. And if you are looking at anything on the water, read the dock permit page before you write an offer.
