Buying and Selling a Home in West Columbia, South Carolina

West Columbia sits across the river from downtown Columbia, on the Lexington County side, and it is the most accessible part of my footprint by a clear margin.

    What the numbers say

The median here has been running near $262,000, up about 7 per cent on the year, with homes selling in about 50 days. That is a steady market rather than a frantic one, and steady is easier to plan around than fast.

    If you are buying

Fifty days is enough room to think, which is not true everywhere in this market. Use it properly: take the inspection seriously rather than waiving your way to the front of a queue, and get a real monthly number from a lender before you tour anything. The advantage of a market like this one is that being careful does not cost you the house. When you do close, remember to apply for South Carolina's 4 per cent legal residence rate — it is not automatic, and missing it means a year billed at 6 per cent.

    If you are selling

Seven per cent a year is healthy and unspectacular. What that means in practice is that pricing from last year's sale and adding a hopeful margin does not work here — buyers at this price point are rate-sensitive and they are comparing carefully. Priced properly, fifty days is a reasonable expectation. Priced on optimism, you will be reducing in six weeks.
