Buying a Home Near Fort Jackson
Fort Jackson sits inside Columbia, so a steady stream of families arrive in the Midlands on orders rather than by choice, usually with a narrow window and a moving date already fixed. Most of what makes that hard is scheduling. But there is one South Carolina rule worth real money that almost nobody mentions, so start there.
The exemption most people never hear about
South Carolina exempts the home and up to five acres from property tax entirely for a veteran with a total, permanent, service-connected disability. Not a reduced rate — exempt. The same exemption covers up to two private passenger vehicles, and a surviving spouse may qualify as well. Medal of Honor recipients and former prisoners of war have a comparable exemption covering up to one acre.
Two practical details do most of the damage when they are missed. The first is that this exemption can be claimed retroactively for the previous two years where the property tax was paid on time, so someone who has been paying for a couple of years without knowing has not necessarily lost it. The second is where you file.
Three different offices, and people file at the wrong one
South Carolina spreads these benefits across three separate desks, which is exactly why people believe they have applied for something when they have not:
- The 4 per cent legal residence rate — your county assessor.
- The homestead exemption for owners aged sixty-five and over, or who are disabled or blind — your county auditor.
- The disabled veteran exemption — the South Carolina Department of Revenue, applied for through MyDORWAY at dor.sc.gov, not through the county at all.
Filing for one of these does not file you for the others. If the veteran exemption applies to you, that is the one to deal with first, because it is the largest.
What the VA loan actually changes
I am a REALTOR® rather than a lender, so take the numbers from your loan officer. But the two features that change how we shop are worth knowing before we start: a VA loan generally requires no down payment, and it carries no monthly mortgage insurance, which is the cost that quietly inflates the payment on a low-deposit conventional loan. There is a VA funding fee instead, and it is typically waived for a veteran receiving compensation for a service-connected disability.
The practical consequence is that your monthly payment and your cash-to-close behave very differently from a civilian buyer at the same price. Work out what that actually looks like before you decide what you can afford, not after.
There is also state assistance, and it runs out fast
SC Housing’s Palmetto Heroes programme includes veterans, active-duty military and National Guard members alongside teachers, nurses, first responders and law enforcement. The 2026 round was ten thousand dollars in forgivable down payment assistance — and it opened on 16 March and closed on 13 April. Under four weeks. Making a PCS house hunt work
You will usually get a few days, not a few weeks. What makes that survivable is being fully underwritten before you arrive rather than pre-qualified, and knowing which markets you are actually choosing between before you land. The Midlands markets sit close together but do not move at the same speed — Columbia goes under contract in about 40 days, Lexington in about 34, while Blythewood takes closer to 88. One more thing worth settling early: if your legal residence for tax purposes is another state, ask the county assessor how that affects the 4 per cent classification before you build your budget. It is the difference between 4 per cent and 6 per cent, and it is much easier to ask than to unwind.
And sometimes the answer is not to buy
If there is a real chance of orders inside three years, the arithmetic of buying is different from what it looks like on a mortgage calculator, because you have to clear the cost of selling on the other end. Sometimes it still works comfortably. Sometimes it does not. I would rather tell you that at the first conversation than at the second closing, and it costs me a commission to say so, which is roughly the point.
